For New Home Sales Consultants ·
What you'll accomplish
By the end of this guide, you'll have a 5-email drip sequence designed with AI — one for each of the first 30 days after a prospect registers at your community. Once you load this into your CRM (Lasso, Sales Simplicity), it runs automatically, keeping prospects engaged without any additional daily effort from you.
What you'll need
A 5-email drip sends over the first 30 days after registration. Each email has one job:
| Day | Goal | Topic | |
|---|---|---|---|
| 1 | 1 | Welcome + set expectations | Thank you for visiting; here's what to expect |
| 2 | 3 | Educate | The buying process step-by-step |
| 3 | 7 | Build desire | Show them what life in the community looks like |
| 4 | 14 | Handle the top objection | Address the #1 concern you hear most often |
| 5 | 30 | Re-engage | Check in; create soft urgency |
Go to chatgpt.com (free account works). Start a new conversation and paste this setup:
I'm a new home sales consultant for [Community Name] in [City, State] by [Builder Name]. Homes from $[price range]. Build time [X] months. The buyers who register at my community are typically [describe typical buyer — e.g., "move-up families, 30–45 years old, local area, kids in school"]. The most common objection I hear is [your top objection — e.g., "interest rates are too high"].
I need you to write a 5-email nurture drip sequence for new registrants. Each email should be under 150 words, warm in tone, and have a single clear call-to-action. Here are the 5 emails I need...
After the setup prompt, ask for each email in order:
Email 1 prompt: "Write Email 1 (sent on Day 1 — immediately after they register). Goal: warm welcome, thank them for visiting, tell them what they can expect to hear from me over the coming weeks. End with: 'If you have any questions, just reply — I read every email.'"
Email 2 prompt: "Write Email 2 (Day 3). Goal: educate them on the new home buying process. Cover the 5 steps briefly: register, choose a floor plan, sign a contract, design selections, closing. Make it feel simple and exciting, not overwhelming."
Email 3 prompt: "Write Email 3 (Day 7). Goal: help them imagine living in [Community Name]. Paint a picture of the neighborhood, the lifestyle, nearby amenities. Include: [2–3 real nearby features — schools, parks, restaurants, highways, employers]. Make it feel like a lifestyle sell, not a home sell."
Email 4 prompt: "Write Email 4 (Day 14). Goal: address the objection '[your main objection]' head-on. Acknowledge the concern genuinely, give 2 factual reasons why now is still a smart time to buy, and invite them to schedule a call to talk through it."
Email 5 prompt: "Write Email 5 (Day 30). Goal: re-engage cold prospects. Check in softly, mention something new happening in the community (new phase released, inventory moving fast, or upcoming event), and invite them to visit again. Create gentle urgency without pressure."
Read each email Claude or ChatGPT produced. Ask yourself:
For any email that doesn't feel right, tell the AI: "Rewrite this to be [shorter / more casual / less promotional / more specific about the community]."
In Lasso CRM:
In Sales Simplicity: the process is similar — look for "Automated Messages" or "Email Sequences" in the marketing module.
What you should see: The 5 emails appear as a sequence with the correct send delays configured. New registrants will automatically receive them.
Troubleshooting: If you don't have CRM admin access, print the 5 emails and ask your sales manager or builder's marketing coordinator to load them. Most builders are happy to activate well-written sequences.
