What This Does

Canva's built-in AI tools generate social media captions, graphic text, and on-brand visuals so you can create polished community posts — without waiting on a marketing team or hiring a designer.

Before You Start

  • You have a Canva account (free works; Canva Pro unlocks more AI features)
  • You're logged in at canva.com or the Canva mobile app
  • You have a community photo or can describe what you want (photo of model home, community entrance, etc.)

Steps

1. Open a social media template

Go to canva.com and in the search bar type "Instagram Post" or "Facebook Post." Click any template that looks clean and builder-friendly — you'll customize everything. Look for a template with space for a headline and a photo.

What you should see: A grid of pre-made templates. Pick one with a simple, professional layout — dark background with text overlay works well for new home communities.

2. Swap in your photo

Click on the photo area in the template, then click "Upload" on the left panel to add your own photo (a model home exterior, a community sign, a spec home interior shot). Drag and drop it into the image frame.

What you should see: Your photo fills the image frame, replacing the template placeholder.

3. Use Magic Write to generate your caption

Click into any text box in the template. Then look for the purple sparkle icon (Magic Write) in the text toolbar at the top, or go to Apps → Magic Write in the left panel.

Type a description of what you want: "Write a 2-sentence Facebook caption for a new home community called [community name] in [city]. Homes from $[price]. Highlight [key feature — e.g., 'large lots and no HOA']."

What you should see: A draft caption appears. Click "Insert" to add it to your design.

Troubleshooting: If Magic Write doesn't appear, your Canva plan may require Pro. You can generate the caption in ChatGPT and paste it in manually — the visual part still works on the free plan.

4. Adjust text, colors, and branding

Click on the headline text to edit it. Match your builder's colors by clicking on any colored element and choosing a custom hex code. Add your community's logo by uploading it (Upload → choose file).

5. Download and post

Click "Share" (top right) → "Download" → choose PNG or JPG. Open your community's Facebook or Instagram page and post with your AI-generated caption.

Real Example

Scenario: A new spec home just completed in your community and you want to drive weekend foot traffic.

What you type into Magic Write: "Write a Facebook caption for a new move-in-ready 4-bed home at Willow Creek in Cedar Park, TX. Homes from $389K. Weekend tours available. Keep it exciting and under 40 words."

What you get: "Your dream home is ready NOW. This 4-bed, 2,400 sq ft beauty at Willow Creek — starting at $389K — is available for move-in immediately. Tour this weekend and fall in love. Link in bio."

Tips

  • Create 4–5 posts at once on a slow weekday, then post one per day throughout the week
  • Use Canva's "Brand Kit" (Pro feature) to save your builder's colors and logo so every post stays on-brand automatically
  • The free Canva plan includes enough features for community social posting — you don't need Pro to get started
